Do I need a NIF to rent?
Yes, the NIF (tax number) is required to sign rental contracts. We help you get it before arriving in Portugal.
What is the typical deposit?
In Portugal, the usual deposit is 2 months' rent paid upfront. Landlords can request up to 3 months.
Can I buy without being in Portugal?
Yes, through a notarial power of attorney a representative can sign on your behalf. This is common and secure for foreign buyers.
How long does a purchase take?
Between the promissory contract (CPCV) and final deed, typically 30 to 90 days, depending on financing and due diligence.
What taxes do I pay when buying?
IMT (2-8% of value), Stamp Duty (0.8%) and notary/registration costs. The exact amount depends on price and property type.
Is your advisory free?
For buy and rent mediation, our commission is typically paid by the seller/landlord. For relocation services, fees are agreed upfront.
